MIPIM 2027, the international property market, takes place from Tuesday 16 to Friday 19 March at the Palais des Festivals et des Congrès in Cannes, at the western end of La Croisette beside the old port. The 2026 edition gathered more than 20,000 delegates, including thousands of investors, and in a town of Cannes's size that puts real pressure on rooms. MIPIM Cannes hotels on La Croisette and in the streets behind it are the most sought after, because so much of the week happens in meetings, receptions and dinners within walking distance of the Palais. When the centre is full, delegates spread along the coast to Antibes, Juan-les-Pins and Nice, trading convenience for a train or car ride each morning. This page shows live hotel rates near the venue for your dates, so you can weigh a central Cannes room against a larger choice further along the Riviera.

Where should you eat during MIPIM?

Everything in Cannes orbits the Palais des Festivals: the Croisette's grand hotel dining rooms are minutes east, and the old town of Le Suquet - packed with bistros - rises directly behind the old port to the west. During festivals and congresses, reserve every meal in advance.

How do you get to MIPIM?

From Nice Côte d'Azur Airport (NCE)

  • Nice is the main airport for MIPIM, roughly 25 km along the coast from Cannes
  • A taxi or private transfer to Cannes usually takes 30-45 minutes, longer on the opening morning and in evening traffic
  • Regional TER trains from Nice to Cannes take about 30-40 minutes; Nice Saint-Augustin station is close to the airport
  • Express airport coaches also connect the terminals with central Cannes, a lower-cost option if you are travelling light

By train or by road

  • TGV and other trains from Paris and elsewhere in France stop at Cannes station, a short walk from La Croisette and the Palais
  • Coastal TER services connect Cannes with Antibes, Juan-les-Pins and Nice through the day, which is what makes those towns workable bases
  • Driving into central Cannes during MIPIM is slow and parking is scarce; leave the car at your hotel where you can
  • Cannes-Mandelieu airport handles business aviation, used by some delegates flying in privately

How do you get around during MIPIM?

Getting to the Palais each day

  • From hotels on La Croisette and in central Cannes, walking is the norm and usually quicker than a taxi
  • From Antibes, Juan-les-Pins or Nice, the coastal train to Cannes station followed by a short walk avoids most of the road congestion
  • Taxis are in high demand at peak times; pre-book transfers for early meetings or late dinners
  • Allow time for security checks and badge collection at the Palais on the first morning

Around Cannes during MIPIM

  • Much of MIPIM happens away from the Palais itself, in hotel lounges, beach venues and on yachts in the port, all within walking distance in central Cannes
  • Rue d'Antibes, parallel to La Croisette, is the quickest walking route across the centre when the seafront is busy
  • Le Suquet, the old quarter above the port, is a short walk from the Palais and good for quieter dinners
  • March evenings on the coast can be cool, so bring a layer for waterfront receptions

Do you need a visa for MIPIM?

Visa-free / visa on arrival

  • France is in the Schengen Area; EU, EEA and Swiss citizens travel with a passport or national ID card
  • Citizens of the UK, USA, Canada, Australia, Japan and many other countries can visit Schengen for business for up to 90 days in any 180-day period without a visa
  • Non-EU travellers are registered in the EU Entry/Exit System at the border, with fingerprints and a photo taken on first entry, so allow extra time at passport control

eVisa / visa required

  • Nationals of countries such as India, China, South Africa and Türkiye need a Schengen short-stay (type C) visa, applied for through France's consulates or their appointed visa centres
  • Applications can be lodged up to six months before travel; book an appointment early, as spring is a busy period for French visa centres
  • A letter from your employer and your MIPIM registration confirmation help support the application

Documents to carry

  • A passport valid for at least three months beyond your planned departure from the Schengen Area, issued within the last ten years
  • Your MIPIM registration confirmation, hotel booking and return travel details, which border officers may ask to see
  • If you need a visa, keep copies of your supporting documents and travel insurance in your hand luggage

Entry and visa rules change; check current requirements with the French embassy or consulate, or official EU sources, before you book.

First time at MIPIM?

  • MIPIM is a paid delegate event with several pass types, so choose and buy your pass before you book travel
  • Book meetings well ahead: most delegates arrive with full diaries, and prime slots go weeks before the event
  • Arrive on Monday 15 March if you can, to collect your badge and settle in before the Tuesday opening
  • Wear comfortable shoes; days involve a lot of walking between the Palais, hotels and waterfront venues

Insider tips from repeat attendees

  • Restaurant tables in central Cannes go fast during MIPIM; reserve client dinners as soon as your diary is set
  • If you stay in Nice or Antibes, check the last train back to your hotel before committing to late receptions
  • The final day, Friday, is quieter and a good time for follow-up conversations before people leave

What should I consider when choosing MIPIM accommodation?

Decide how much of your week is in central Cannes: if you have back-to-back meetings around the Palais and La Croisette, staying within walking distance saves a lot of time. If availability or budget is tight, Antibes, Juan-les-Pins and Nice are well connected by coastal train, but check late-evening travel back after receptions.
